Oak Bay is a separate municipality, and it shows: tidy boulevards, its own police force, and the most stable streetscape in Greater Victoria. We place executive families here when the brief says top schools — the Willows catchment plus the private cluster of Glenlyon Norfolk, St Michaels University School and St Patrick's is unmatched on the Island. The hard part is supply: rental stock is thin, dominated by a band of older low-rises near the Avenue and a trickle of house leases, so we start searches at least 90 days out. South Oak Bay near the Village gives the best walkability; Estevan and Willows blocks suit younger kids best. Expect to pay a 10–15% premium over comparable Fairfield homes and consider it tuition. If a listing seems underpriced, check whether it is a 55+ building before falling in love.

Our advice
Before you sign a lease
- Many strata buildings near Oak Bay Avenue carry 55+ age restrictions — confirm eligibility before viewing
- Secondary suites were only formally legalized in Oak Bay in 2024; ask whether a suite is registered and permitted
- Older detached homes may still have buried oil tanks — clarify in the lease who carries that liability and insurance
