James Bay is our first answer for clients who want to live without a car in Victoria — the legislature, Inner Harbour and downtown are all inside a 15-minute walk. The stock is a mix of 1960s–70s walk-ups, a few newer towers and heritage houses cut into suites, so rents run below what the postcard setting suggests. We place a lot of provincial-government transferees and retired couples here; families usually push east to Fairfield for the schools. Micro-location matters: south of Niagara Street near Dallas Road is residential and calm, while the Belleville–Government corridor absorbs the cruise-ship and tourist churn from April to October. Float planes and Helijet traffic are part of the soundtrack near the harbour — view a unit on a weekday morning before committing. Selection is best in late fall once the seasonal workers leave.

Our advice

Before you sign a lease

  • Many 1960s–70s walk-ups still have baseboard heat and single-pane windows — ask for a winter hydro estimate before signing
  • Cruise season (roughly 300+ ship calls Apr–Oct) brings bus and pedicab traffic to Niagara and Menzies — check if your unit faces a coach route
  • Parking is rarely included in older buildings; residential permit zones fill fast near the harbour
