Gordon Head is where we place most University of Victoria faculty and grad-student families: it is a ten-minute cycle to campus, and its 1970s family homes hide the region's deepest pool of legal garden and basement suites. The neighbourhood is genuinely suburban — quiet crescents, big yards, ocean bluffs — so clients wanting cafe culture should look at Fernwood or Fairfield instead. Schools rate well across the board and Mount Douglas Secondary carries a strong local reputation, which keeps family demand steady. The market runs on the academic calendar: suites listed in June are gone by mid-July, and anything still available in September is usually the leftovers. We favour the Tyndall–Torquay pocket for beach access and the Feltham corridor for transit. Budget one car; buses to UVic are excellent but crosstown service is thin.

Our advice

Before you sign a lease

  • Many suites share laundry and utilities with the owners upstairs — agree on schedules and the billing split in writing
  • Confirm a suite is registered with the District of Saanich; unpermitted units can be shut down mid-tenancy
  • September UVic demand inflates everything — sign by early July or wait until late October for fair pricing
