Fernwood is the neighbourhood our arts, university and hospital-adjacent clients fall for on the first walk: painted Victorians, a genuine village square, and the Belfry Theatre as the cultural anchor. Rents run a clear notch under Fairfield for similar character suites, which makes it the value play inside the City of Victoria proper. The trade-off is the school file — George Jay is improving but rates modestly, so school-driven families usually look to Oak Bay or Gordon Head instead. Housing is overwhelmingly suites in owner-occupied heritage homes; quality varies, so we always view in person and test water pressure and heating. The blocks around the square and up toward Haultain Corners are the sweet spot; closer to North Park the stock gets rougher. Avoid the late-August scramble when UVic and Camosun students absorb everything under $2,000.

- Heritage conversions often share a single hydro meter — get the utilities split formula in writing
- Royal Athletic Park events and HarbourCats home games bring summer evening noise to the western blocks
- Knob-and-tube wiring still lurks in some 1900s houses — insurers may decline contents coverage, so confirm the electrical has been updated
