When a relocating family gives us one week to find them a home, Fairfield is where we book the first three viewings. Cook Street Village supplies the daily-life backbone — coffee, groceries, a pub — and the blocks between the Village and Gonzales Beach are quiet, leafy and genuinely safe-feeling at night. Housing is mostly character homes split into flats plus a band of 1970s low-rises near Beacon Hill Park, so two-bedroom supply is decent but three-bedroom houses get competitive each spring. The school file is solid rather than spectacular: Sir James Douglas and Margaret Jenkins are dependable, and the private cluster (Christ Church Cathedral, Glenlyon Norfolk) is minutes away. We steer clients toward the Moss Street–Fairfield Road spine for the best walkability-to-calm ratio. List-to-lease moves fastest April through June — have references ready.

Our advice
Before you sign a lease
- Basement suites in pre-1950 houses vary wildly — check ceiling height, egress windows and signs of moisture before signing
- Street parking around Cook Street Village is permit-zoned and tight; confirm whether a suite actually comes with a stall
- Heritage homes may carry old oil tanks or knob-and-tube wiring — it can complicate tenant contents insurance, so ask
