Yaletown is the most-Instagrammed view of Vancouver: glass towers, the False Creek seawall, dogs, and a brunch reservation. We place a steady stream of finance and tech transferees here in their first 6–12 months while they figure out where they actually want to live longer-term. Strong walkability, immediate access to the seawall (best running route in the city), and very little local school pressure. Our advice

Before you sign a lease

  • Yaletown stratas vary wildly on rental allowances — some buildings cap rentals at 10% of units
  • Move-in fees and elevator booking fees are standard ($250–$500); ask up front
  • Several buildings sit directly on the seawall — check for noise from late-night cyclists and food trucks on weekends
  • Some short-term-rental-friendly buildings have high turnover and weaker building maintenance — review recent strata minutes
