The streets are calm and well-kept, the housing is mostly character-rich pre-war single-family with fenced yards, and Discovery Middle School's IB program is a genuine reason families choose this side of downtown. It suits young families, dog owners who need a yard, and remote workers who want walkability without the buzz of the core. The honest trade-offs are the same older-home quirks you find across close-in Vancouver, and a high-school assignment that we talk families through early.
