Hudsons Bay is where we place clients who want an established, story-rich neighborhood wrapped around Fort Vancouver, Officers Row and the Pearson airfield — there is nowhere else in the metro with this much living history at the doorstep. The housing is a mix of early-1900s frame houses, Craftsman bungalows and 1940s traditionals, so we match the specific block and home to the client rather than the area in the abstract. It suits families, history-minded professionals and dog owners who want a yard and quiet streets but still want to reach downtown in minutes. The honest trade-offs are walkability that is good but not downtown-level, and assigned schools that rate low, so we talk families through boundaries and private options early. Detached rentals are limited and the better-kept homes lease quickly in late spring. For the right client this is one of the most distinctive places to live in all of Vancouver.

- Some homes back onto Pearson Field and the historic reserve — light aircraft and event noise are real, so tour at different times before signing
- Older frame houses near the fort can have aging systems and basements prone to damp; ask for utility statements and check for moisture
- Lots and yards vary sharply block to block in this established area — walk the specific property line and confirm parking before committing
