The mix runs from the glassy waterfront and downtown high-rises to character conversions around the 1853 park, so we match the building to the budget rather than the area in the abstract. It suits car-light singles, hybrid workers commuting to Portland, and empty-nesters who want restaurants, the farmers market and the river on foot. The honest trade-off is schools: the assigned public secondary schools rate low, so we steer families with older kids toward Shumway addresses or private options. Waterfront inventory is newest and priciest, while the older Esther Short blocks are the better value; both lease fastest from May into September. - Waterfront and high-rise units carry premium parking and amenity fees on top of rent — get the all-in monthly cost, including any river-view surcharge, in writing
- Event noise from Esther Short Park concerts, the farmers market and waterfront festivals is real on summer weekends; tour on a Saturday before signing
- Many downtown buildings add per-pet rent plus weight and breed caps; confirm your dog qualifies and budget for the pet addendum
