First Shaughnessy is a heritage conservation area — meaning the houses are large, old, and very protected. The streets are deliberately winding (a 1907 urban design choice) and you will not stumble across a coffee shop within the boundary. We place a small number of clients here each year — typically diplomats, senior executives, or families with very particular long-tenure needs. Realistic expectations: most rentals are seasonal or longer-term owner placements, and the city's foreign-ownership rules complicate things for international clients. We're often more useful here than the listing site.

Our advice
Before you sign a lease
- Many Shaughnessy rentals are subject to heritage covenants — minor changes (paint, fixtures) may require approval
- BC's Empty Homes Tax and Speculation and Vacancy Tax apply if the owner is non-resident; confirm tax responsibility in lease
- Insurance for heritage homes is materially higher; verify whether the lease passes through any insurance costs
- Foreign tenants may face additional scrutiny under provincial transparency rules — start documentation early
