Lynn Valley is the answer for families whose calculus is: a hiking trail at the end of the driveway > a 25-minute commute. Schools are strong, the housing stock is detached or townhome-heavy, and Lynn Valley Town Centre has the daily essentials. The bridge is the catch: SeaBus is reliable, the Second Narrows bridge is unreliable, and clients who commute to downtown five days a week tend to convert into south-of-the-bridge buyers within two years. We have a lot of love for this neighborhood — but we set expectations on the commute up front.

Our advice
Before you sign a lease
- Detached rentals often include trees and significant yard maintenance; clarify whether the tenant is responsible
- Some homes are on septic rather than municipal sewer — ask about service history
- Snow removal and ice management on private driveways is the tenant's responsibility in many leases
- Bear-aware practices are real here — garbage and composting rules are stricter than in the city
