Mount Pleasant has shifted in the last decade from artists' enclave to dual-income-with-stroller territory — and the housing stock has finally caught up. Main Street and Cambie are walkable on different days for different reasons, the food is consistently good without being trying, and the schools are perfectly fine if not headline-grabbing. We send tech and creative-industry families here who want city life with a yard nearby. Our advice

Before you sign a lease

  • Many heritage character conversions have shared laundry and parking — verify what's actually included
  • Newer mid-rises along Main and Cambie are still settling; ask for the strata's recent depreciation report
  • Some older houses have been suite-converted without permits — request the legal-suite documentation
  • Construction noise from the Broadway Subway project is concentrated north of 12th Avenue — confirm proximity
