Kensington–Cedar Cottage is one of our most reliable recommendations for relocation families who want genuine value, real diversity, and a decent school catchment without giving up walkability. It sits dead-centre in East Van, so almost everything — Trout Lake, the Drive, Main Street, and Kingsway's incredible food scene — is a short ride or walk away. Housing is dominated by detached homes with rental suites, which means competitive prices for two- and three-bedroom space that's hard to find in the inner neighbourhoods. Transit is a clear notch above Hastings-Sunrise thanks to frequent service on Knight and Victoria and a reasonable hop to the Expo Line. The schools are solid-middle rather than elite, so we're upfront with clients chasing top-decile Fraser scores that they'll trade ranking for affordability here — and most decide the trade is worth it.

Before you sign a lease
- The large majority of rentals are house suites — confirm soundproofing, separate entry, and laundry arrangements before signing
- Kingsway-facing and laneway units can be noisy; check the orientation of bedrooms relative to the arterial
- Older homes here frequently have unpermitted suite work — request legal-suite documentation and confirm the unit's insurance status
