Hastings-Sunrise is where we send relocation families who want a real house with a yard inside Vancouver proper and can't justify west-side prices. The housing stock is overwhelmingly detached homes — many with mortgage-helper suites — on quiet, leafy streets with North Shore mountain views, which is rare value this close to downtown. The Hastings strip has quietly become one of East Van's better casual-dining rows, and New Brighton Park gives families genuine waterfront access. The honest trade-off is transit: there's no SkyTrain, so downtown commuters rely on the Hastings express buses or driving, and the walk score outside the strip is moderate. We tell clients to weigh the longer commute against getting twice the home for the money; for one-car families with a parent working East Van or the North Shore, the math usually wins.

Our advice
Before you sign a lease
- Most rentals are suites within owner-occupied houses — clarify noise expectations, shared laundry, and whether the landlord lives upstairs
- No SkyTrain in the catchment; confirm the real peak-hour bus commute, which can exceed 35 minutes to downtown
- Some lower suites near Hastings Park see heavy traffic and event-day congestion during PNE season (late August) — ask about it
