Fairview / South Granville is one of our highest-conversion recommendations because it quietly satisfies almost every relocation brief at once — it's central, intensely walkable, well-served by transit, and inside reach of the city's best schools, both public and independent. We place a lot of senior professionals and physicians here: VGH is essentially in the catchment, and the new Broadway Subway stations have made it a genuine no-car option for downtown and UBC-bound commuters. Housing is overwhelmingly apartments and townhomes — concrete high-rises near the corridors and prized low-rise character blocks south of the strip — so it suits couples and smaller families more than those needing a yard. It isn't cheap, but it's noticeably more attainable than Kitsilano or Point Grey for comparable access. The main timing note: the subway has tightened the rental market here faster than the rent surveys reflect, so we advise clients to budget slightly above the published medians and move quickly on the character low-rises.

Our advice
Before you sign a lease
- Older concrete towers along Granville and Broadway vary widely in upkeep — request the strata's recent depreciation report and confirm window/plumbing condition
- Broadway Subway construction noise lingers near several stations; confirm proximity and current work hours before signing
- Many high-rises restrict dog size or weight — verify pet policy in writing rather than assuming a downtown-style allowance
