Cambie Corridor (Oakridge / Marpole)

The fastest-changing family corridor in the city — schools, transit, and new builds.

Pacific Relocation's take

The Canada Line corridor is the city's quiet bet for the next decade.

The Cambie corridor — running from Marpole through Oakridge up to the new Oakridge Park development — has become the city's most strategically positioned family-rental zone. The Canada Line gets you downtown in 12 minutes or to YVR in 8. Schools are solid and improving. Oakridge Park (opening in phases through 2027) is transforming the retail and cultural anchor. We've placed an increasing share of executive transferees here in the last 18 months — the trade is that some streets still feel transitional. We'd choose specific blocks carefully and we know which ones.

Our advice

Before you sign a lease

  • Many new mid-rise rentals are part of phased developments — verify that amenities listed in the brochure are actually open
  • Construction along Cambie continues through 2027; verify proximity and confirm noise allowances
  • Older homes nearby are being torn down for redevelopment — confirm lease term and demolition risk
  • Some new buildings are short-term-rental-friendly — review strata bylaws if long-term stability matters
