The Washington Square district is the most apartment-dense pocket in Tigard, built up around the region's busiest mall, and it is our default for renters who want everything close and the freeway closer. You can cover groceries, the gym, the mall and a deep bench of international restaurants without driving far, and Highway 217 puts Beaverton, Nike and the Sunset corridor within an easy reach — handy for two-job households splitting commutes. The honest trade-offs are that this is a retail district first and a neighborhood second, so you trade quiet and yards for convenience, and the assigned high school sits middling. Metzger Elementary is the bright spot, rating a notch above the district. Inventory is almost all apartments, the larger complexes turn over constantly, and softening rents plus frequent lease-up specials make this one of the better spots in the city to negotiate. We place a lot of relocating professionals and couples here for the first year while they learn the westside.
