The Tigard Triangle is the wedge of land boxed in by Highway 217, I-5 and 99W, and it is the most actively redeveloping pocket we cover in Tigard. The city's urban-renewal plan is steadily turning a district of car lots and strip retail into mixed-use apartments with real sidewalks, so clients who lease here are buying into a work-in-progress with genuine upside on walkability. The freeway access is unbeatable — you can be on three different highways in minutes, which is why we like it for two-job households splitting commutes toward Portland, Beaverton and Lake Oswego. The honest trade-offs are noise and construction: you are inside a freeway triangle, and parts of the district are still building out. Schools are middling, so this suits professionals and couples more than school-first families. Rents have eased on the newest buildings, and lease-up specials are common, so it pays to negotiate.

Before you sign a lease
- You are inside a three-freeway triangle — tour the specific unit for I-5/217 traffic noise, especially upper floors facing the highways
- Active redevelopment means nearby construction and changing streets; ask what is permitted next door before signing a long lease
- New lease-up buildings dangle concessions that burn off at renewal — confirm the post-concession rent, not just the move-in rate
