Downtown Tigard is the address we hand clients who want a walkable core and a one-seat commuter-rail ride without leaving the westside. The rebuilt Main Street now genuinely supports daily life on foot — coffee, brewpubs, the Sunday farmers market and the Fanno Creek Trail are all inside a ten-minute walk — and the WES platform puts Beaverton and Wilsonville on a rush-hour train. The honest catch is WES itself: it runs weekday peak hours only, so a car-free life here works for some schedules and not others. Schools are the other trade-off, with assigned elementaries and Tigard High sitting middle-of-the-pack, so we steer school-first families toward Bull Mountain instead. Inventory is mostly newer mid-rise apartments rather than houses, and rents have softened over the past year, which makes winter a real negotiating window. We place a lot of single professionals and DINKs here who want errands on foot and the freeway close by.

- WES commuter rail runs weekday rush hours only — confirm the actual schedule fits your commute before counting on a car-free life
- Some Main Street and Hall Blvd units carry real traffic and occasional rail noise; tour on a weekday before signing
- Newer downtown buildings add $40–75/mo per-pet rent and enforce breed limits on top of deposits — get the pet addendum in writing
