Stadium District is where we place clients who want their first Tacoma year to feel urban without downtown's rough edges — brick 1920s apartment houses ringing Wright Park, a real grocer in walking distance, and the T Line streetcar gliding to downtown and the Dome. Rents for a character one-bedroom here run $700–$1,000 below anything comparable on Capitol Hill, which is exactly the arbitrage our Seattle-priced-out clients are making. Seattle commuters should test the routine before committing: T Line to Tacoma Dome Station, then the 590/594 bus or Sounder north — workable two or three days a week, punishing five. Families love the address but should plan schools deliberately; Stadium High is solid, while the middle-school assignment is the weak link many parents bridge with Annie Wright two blocks away. Listings move fastest in spring; the bluff-view units rarely hit public market at all, so we keep warm relationships with the small landlords who own them.

Our advice

Before you sign a lease

  • Most pre-war buildings have no elevator and no in-unit laundry — confirm laundry-room hours and stair access before committing to a third-floor walk-up
  • Dedicated parking is the exception; street parking near Stadium High evaporates on event nights at the Bowl, so ask about leased stalls ($75–$150/mo)
  • Ask explicitly about seismic retrofitting — much of the district is unreinforced masonry on a bluff, and Washington landlords are not required to volunteer this
