Sixth Ave is Tacoma's indie corridor — coffee roasters, a legendary hot-dog-and-beer bar, live music — with the cheapest walkable rents we place anywhere in the North End orbit. Our typical client here is a single E-5 or junior professional taking their BAH or first salary further than it would go anywhere else on this list, or a couple buying a year of low overhead while they learn the city. The micro-location rule is simple: live one to three blocks off the Avenue, not on it — you keep the walkability and lose the 1am spillover. Housing is mostly subdivided craftsmans, small-plexes and a few newer infill buildings, so quality varies unit to unit far more than building to building; we always view the exact unit, never the model. UPS students compete for the western blocks each August, so June signings get the pick of the corridor. Families usually graduate north to Proctor at the next lease — and the 10-minute drive between them makes that an easy sequel.

Our advice
Before you sign a lease
- Avenue-facing units catch bar noise until 2am on weekends — visit at 10pm on a Friday before signing anything with windows on 6th
- Subdivided older houses sometimes share a single electric or water meter; insist on knowing exactly how utilities are split and capped
- Basement and ADU units are plentiful and cheap — check ceiling heights, egress windows and moisture staining, which Washington disclosure rules won't surface for renters
