Proctor is the neighborhood we show first to families leaving Seattle who can't quite believe the math — a real high street with a year-round farmers market, a 1923 cinema, and the city's strongest elementary school, at roughly 60% of Ballard rents. The housing stock splits cleanly: 1920s craftsman rentals on the side streets and a handful of newer mixed-use buildings right on Proctor with elevators and parking. Washington-Hoyt's catchment is the quiet driver of demand here, so confirm the school boundary before signing, not after. Inventory is thinnest May through August when Seattle transplants and rotating MultiCare physicians compete for the same dozen listings; we start searches eight weeks out. If you need a daily Seattle commute, be honest about the 35–75 minute drive north — most of our Proctor placements work in Tacoma or hybrid.

Our advice
Before you sign a lease
- Many craftsman-era rentals still run on converted oil or knob-and-tube-era wiring — ask for the electrical and heating upgrade history in writing
- New mixed-use buildings on the strip charge $100–$175/mo for parking and waitlist it; side-street RPZ permits don't exist here, so verify what 'parking included' means
- School-catchment marketing is common — Tacoma Public Schools open-enrollment windows close early in the year, so an address alone doesn't guarantee Washington-Hoyt
