The North End is what we show clients who loved Proctor on the tour but flinched at the rents: the same streetcar-era craftsman and bungalow stock rolls north for another twenty blocks, with two solid walk-to elementaries and Point Defiance Park as the back fence. Rentals here are mostly whole houses owned by small landlords, which means yards, garages and dog-friendliness — and also scarce, lumpy inventory that surfaces on Zillow for a weekend and is gone. You give up doorstep retail: it is a 15–25 minute walk or five-minute drive back to the Proctor strip or down to Old Town for the Spar, so we frame this as car-light rather than car-free. The Sherman and Point Defiance catchments quietly carry the same family demand as Washington-Hoyt at a discount, though the middle and high school assignments remain the North End's shared weak link. Bluff-side streets near the water trade convenience for view — our favorite value in the neighborhood when one appears.

Our advice

Before you sign a lease

  • Most houses here pre-date 1945 — ask in writing about buried-oil-tank decommissioning and electrical upgrades before signing, because Washington disclosure rules won't surface either for renters
  • Parts of the North End sit inside the Tacoma Smelter Plume — if the garden or play-in-the-dirt factor matters, ask whether the yard has been sampled or remediated under Ecology's soil program
  • Basement suites and converted ADUs are common and often unpermitted — verify legal egress, separate metering and who shovels/mows, which informal leases here routinely leave vague
