Hilltop is Tacoma's value pick, and we say that with respect for what the neighborhood already is: the historic heart of the city's Black community, with institutions like Johnson Candy and the Fish House Cafe that predate every renovation around them. The 2023 T Line extension down MLK changed the placement math — both MultiCare Tacoma General and Virginia Mason Franciscan St. Joseph anchor the corridor, so our medical residents and nurses can genuinely walk or tram to shift. New mid-rise buildings along MLK lease aggressively (we routinely negotiate 4–6 weeks free in winter), while the side streets hold Victorians and small-plexes at the lowest per-bedroom costs north of South Tacoma. Be honest about the trade-offs: block-to-block character still varies more than anywhere else we place, and the assigned elementary options are weak — families here usually target Bryant Montessori's lottery or budget for private. Walk the exact block at night before signing, and if it passes, this is where a first Tacoma year stretches furthest.

Our advice

Before you sign a lease

  • Free-month concessions on MLK's new buildings are usually amortized — confirm whether the renewal rate is calculated off the face rent or the effective rent before signing
  • Several MLK-adjacent parcels are still slated for construction — get the build schedule for neighboring lots in writing if you're paying for light or quiet
  • The corridor's older Victorians are often subdivided with shared meters and patchwork wiring — insist on seeing the actual unit and the utility-split terms, not the building's best room
