South Surrey is the default answer for relocating families who put schools and quality of life first but can't reach West Vancouver or Kitsilano prices. The Semiahmoo and Earl Marriott catchments are among the strongest public stacks in Surrey, and Southridge gives a top private option right in the neighbourhood — this is the catchment money our clients move for. White Rock's beach and promenade are minutes away, Crescent Beach and Sunnyside forest cover the weekends, and Morgan Crossing handles errands without a freeway trip. The premium is real: rents here are the highest of our six picks, and the housing skews to newer townhomes, Grandview apartment towers, and rented houses in Morgan Creek and Grandview Heights. The honest trade-off is transit — there's no SkyTrain and the commute to Vancouver is long, so we place clients who work in Surrey, Langley, or remotely, or who accept the drive for the schools. Spring inventory moves fast; we pre-place families in winter for a summer start.

Our advice
Before you sign a lease
- Catchments here are tight and oversubscribed — confirm the exact school catchment for your specific address with SD36 before signing for a school
- The Vancouver commute is long and the Pattullo/Port Mann corridors crawl at peak — test your real drive time before committing
- Newer townhome and tower stratas in Grandview Heights set their own pet, rental, and parking caps — get the bylaws in writing, not just the landlord's assurance
