Pacific Relocation's take
The softest landing in Surrey for new-to-Canada families.
Newton is the most genuinely international corner of Surrey and the best rental value of our six picks — a household stretching a single income lands here for a reason. The Punjabi Market and a deep bench of South Asian and Filipino groceries, temples, and kitchens make it the easiest soft landing in the metro for clients arriving from India and the Philippines, and we place a lot of healthcare and trades families here. Housing skews to older walk-ups, rented houses, and basement suites, so the value is real but the polish is not; we tour heating, parking, and suite legality carefully. Be candid about schools — the town-centre catchments rate below the Surrey average — so school-first families often pair a Newton budget with a Cloverdale or South Surrey catchment instead. Transit is bus-only and the 96 B-Line up King George is the backbone. For value, community, and food, nothing else in Surrey competes; for schools and quiet, look elsewhere.

Our advice
Before you sign a lease
- Basement and secondary suites are common here — confirm the suite is legal and separately metered, and that you're on the lease, before paying a deposit
- Older walk-ups near the town centre can have deferred maintenance; inspect heating, windows, and parking in person
- Some house rentals share utilities with an upstairs unit — get the cost split in writing to avoid surprise winter bills
