Fleetwood is the neighbourhood we recommend to clients who want a quiet, green, family-paced Surrey while getting ahead of the SkyTrain story — the Surrey–Langley extension along Fraser Highway is set to add Fleetwood stations around 2028, and we expect rents and value to follow. Today it's a settled mix of townhomes, post-war houses, and a handful of newer mid-rises, with the excellent Surrey Sport & Leisure Complex and Fleetwood Park as its centre of gravity. Schools are solid-if-not-elite; Coyote Creek and William Watson are the catchments families ask us about most. The honest trade-off is that it's car-dependent for now and short on nightlife — this is a sleep-well, raise-kids, walk-the-dog neighbourhood, not a going-out one. We tell investors and patient families that buying time here ahead of the transit opening is the smart play. Inventory is steady and competition gentler than the transit-rich neighbourhoods to the west.

Our advice

Before you sign a lease

  • SkyTrain construction along Fraser Highway means lane closures and noise on the corridor through ~2028 — tour near the alignment at rush hour
  • Some 'Fleetwood' townhouse listings are deep in car-only pockets with no sidewalk to shops — verify the actual walk before assuming convenience
  • Rented houses here are often owner-managed; pin down who handles yard work, gutters, and the older furnace before signing
