Cloverdale is the placement that wins over families who didn't think they'd like Surrey: a genuine heritage main street, the Museum of Surrey, and the century-old rodeo grounds give it a small-town centre most suburbs lack. The value is in the housing — the Clayton townhouse belt to the northeast is among the most affordable family-sized stock in Metro Vancouver, and Cloverdale Proper has character detached homes that rent below comparable Vancouver pockets. Schools are a draw: Lord Tweedsmuir Secondary and the Hillcrest and Martha Currie catchments rate solidly, which is why school-first families on a budget often land here. The honest catch is transit — there is no SkyTrain and bus service is thin, so this is firmly a two-car neighbourhood with Highway 1 and the Fraser Highway as the lifelines.   • Transit is genuinely limited — budget for two vehicles and test your real commute by car at rush hour before committing
  • Clayton townhouse stratas vary widely on pet, rental, and parking rules — get the strata's bylaws, not just the landlord's word
  • Some Cloverdale Proper character houses are older with dated heating and drainage; inspect before signing, especially basements in a rainy region
