The bet on Surrey's downtown is finally paying off.
City Centre is where we place clients who want a true transit-first lifestyle on a Metro Vancouver budget — a 40-minute SkyTrain ride to downtown Vancouver without owning a car. The new concrete rental towers around Surrey Central and Gateway are the freshest purpose-built stock in the region, and a wave of completions has actually softened asking rents over the past year, so renters hold real leverage right now. We steer professionals and SFU-affiliated clients to the blocks immediately around the Central City complex, where the mall, campus, brewery, and library are all a flat walk. Families are the harder fit here: the catchment elementaries rate mid-pack and the area is still mid-transformation, with active construction sites block to block. The trade-off is honest urbanity and the best value-per-square-foot near rapid transit anywhere in the Lower Mainland. Time a move for late summer when tower lease-ups compete hardest on incentives.

Our advice
Before you sign a lease
- Many tower lease-ups quote net effective rent after a free month — confirm the gross face rent and your renewal number in writing before signing
- Whalley is mid-redevelopment; check the construction pipeline on adjacent lots, as several towers mean early-morning noise through 2027
- Parking is increasingly unbundled in new buildings ($75–150/mo) — don't assume a stall is included
