The Mission is San Francisco at maximum density of food, art, and street life, and it sits in the city's sunniest, flattest microclimate. Two BART stations (16th and 24th) make it the best in-city base for a Peninsula or downtown commute, and the restaurant bench is the deepest in Northern California. We place single transferees and couples here far more often than families — the public school options are limited and conditions genuinely vary block by block. The housing stock is mostly rent-controlled Victorian flats, which is the value play: more character per dollar than anywhere north of Cesar Chavez. Walk your specific block at night before signing; two streets apart can be two different neighborhoods.

Our advice
Before you sign a lease
- Conditions vary sharply block to block, especially near 16th Street BART — visit at night before committing
- Many Victorians are un-retrofitted soft-story buildings — check the city's mandatory retrofit compliance list
- Ground-floor units on Valencia and Mission carry real nightlife noise — ask for a rear-facing unit
