Inner Sunset

Golden Gate Park on the doorstep and the strongest public-school cluster in the city.

Pacific Relocation's take

Our default placement for UCSF relocations — and underrated for everyone else.

The Inner Sunset pairs a genuinely complete village center at 9th and Irving with Golden Gate Park as a front yard, and it holds the strongest public-school cluster in San Francisco proper. UCSF Parnassus is a ten-minute walk, which makes this our default for medical and research relocations, and the N Judah runs direct to downtown. Rents are meaningfully softer than the northern neighborhoods for equivalent space. The honest caveat is weather: this is the fog belt, and July afternoons can be 15 degrees colder than the Mission — we tell every client to visit at 3pm before deciding. Note that Alice Fong Yu is a citywide-lottery language program, so don't bank a school decision on the address alone.

Our advice

Before you sign a lease

  • Fog-belt microclimate — view the unit on a summer afternoon, and check for heating in older flats
  • N Judah is the city's busiest Muni line and crowds at peak — test the commute before committing
  • Proximity to UCSF means occasional sirens and shift-change parking pressure within three blocks of Parnassus
