Dogpatch is where we send clients who want a new building, a dishwasher that works, and a lease signed inside a week — the post-2015 condo stock here clears faster and newer than anywhere else in the city. Around the new builds sits a genuinely interesting district: the Minnesota Street Project galleries, a swimmable waterfront cove at Crane Cove, and a small restaurant row in restored industrial frontage. The T Third puts UCSF Mission Bay and Chase Center minutes away, which makes this a biotech and sports-medicine favorite. Understand what you're buying into: Pier 70 and Power Station construction will keep cranes on the skyline for years, and weekday truck traffic is part of the texture. Families thin out at school age — the public options are limited.

Our advice
Before you sign a lease
- Major construction at Pier 70 and the Power Station runs for years — check the project maps against your block and ask about weekday noise
- New-build HOAs and pet rent add real monthly cost on top of asking rent — get the full payment schedule in writing
- Industrial neighbors mean early-morning truck movements on some blocks — visit at 7am before signing
