Cow Hollow / Marina is the walkable, hill-free, Bay-adjacent neighborhood where SF's high-earning under-40 cohort lives until they decide between Pacific Heights (status), Noe Valley (family/sun), or the Peninsula (schools). The character is undeniably young-professional and the weekend social scene is real. We place a lot of tech transferees here for the first 12–18 months. Worth flagging: parts of the Marina were built on landfill from the 1906 earthquake and have known seismic risk — verify retrofit status of any pre-1990 building.

Our advice

Before you sign a lease

  • Marina liquefaction risk on landfill — verify seismic retrofit on any pre-1990 building
  • Some buildings have flooding history in atmospheric river storms — ask about basement and ground-floor exposure
  • Several blocks east of Fillmore have meaningful traffic noise — visit during commute hours
  • Parking is rarely included and street parking is permit-restricted
