Wallingford

Quiet north-side family living with three strong elementary schools.

Boundary is approximate — refined per neighborhood over time.

Pacific Relocation's take

The school-priority answer for families who don't need lake access.

Wallingford does what Madison Park does without the price tag — strong walkable village, top public elementary (B.F. Day), and proximity to Greenlake and Gas Works Park. We send mid-career healthcare and tech families here when budget pushes back on Madison Park or Queen Anne. The neighborhood lacks the prestige of those alternatives but the family infrastructure is fully there.

Our advice

Before you sign a lease

  • Older homes near the freeway (I-5) can have noise issues — confirm window quality and orientation
  • Some streets are zoned for ADUs but not all are permitted — verify any in-law suite as legal
  • School catchment boundaries are strict; confirm the address falls within B.F. Day if that's the target
