The U District is the best rent-per-dollar in Seattle proper, and the light rail station has changed the calculus: downtown is now a quick, reliable train ride, not a bus slog. We use it most for academic and medical relocations tied to the UW and its medical center, and for clients who want a soft-landing first lease before committing to a costlier neighborhood. It's loud, young, and unpolished — the trade for the price and the transit — and families with school-age kids almost always move on within a year or two. The housing skews toward student-oriented apartments, but the new light-rail mid-rises have raised the floor on quality. We treat it as a strong starter, rarely a destination.

Our advice
Before you sign a lease
- Many leases run on the academic calendar (Sept–June) with summer gaps — confirm a true 12-month term
- Student-block buildings can be loud on weekends; ask which units face the Ave or Greek Row
- Some older buildings bundle utilities opaquely — get a written breakdown before signing
