Ravenna

Leafy, school-strong, and quietly one of the north end's best family picks.

Pacific Relocation's take

The understated north-end family pick when schools lead.

Ravenna is one of the neighborhoods we recommend more than clients initially ask for — leafy, calm, and sitting in the Bryant elementary catchment, one of the strongest in north Seattle. We send school-priority families here when Wallingford and Queen Anne are too tight or too pricey, and the value is real: solid craftsman housing at a meaningful discount to the marquee neighborhoods. The Olmsted ravine running through it gives the area a parklike spine, and the Roosevelt light rail station has improved the downtown commute. It's quiet by design, with limited nightlife and a modest commercial strip — the trade families here are happy to make. We treat it as a reliable, undervalued answer for the school-first relocation.

Our advice

Before you sign a lease

  • School catchment lines are strict and split mid-block — confirm Bryant assignment in writing if that's the target
  • Ravine-adjacent homes can have drainage and slope issues; ask about basement water history
  • Older craftsman homes may retain knob-and-tube wiring that affects insurance — verify
