Upper Queen Anne is one of Seattle's most resilient family neighborhoods — strong public elementary, easy access to two top private schools, walkable village commercial strip, and the best in-city views in Seattle. The trade is that it's a 15–20 minute commute to most major employers and the hill itself creates some transit awkwardness. We place most of our school-priority Seattle clients here when they can stretch the budget, and recommend Wallingford as the close substitute when they can't.

- Some historic homes have outdated electrical and slow gas heating — ask for the latest utility statements
- Hill driveways can be a winter ice issue; verify whether the lease requires tenant snow/ice management
- View properties often have setback restrictions on landscaping changes — confirm before any garden plans
