Phinney Ridge and Greenwood read as one connected area — a ridge-top run of bungalow blocks with a low-key, genuinely walkable main street and the zoo as a back yard. We send families here who liked Ballard or Wallingford but needed more house for the money, and the schools (Greenwood and West Woodland) are a real draw. The Phinney Neighborhood Center gives the area an unusually strong civic core, and the commercial strip handles daily errands without anyone needing to leave. It's quiet, family-paced, and short on nightlife — exactly the point for the clients we place here. The trade is transit: it's a bus-and-car neighborhood, with light rail still a ride away. We treat it as a dependable, undervalued north-end family pick.

Before you sign a lease
- Aurora Avenue (Hwy 99) borders the east edge with noise and safety concerns — check the block's distance from it
- Some ridge homes have older retaining walls and sloped lots; ask about drainage and any recent work
- Greenwood has documented historic peat-bog settling in pockets — request disclosures on foundation history
