Columbia City has the only city-designated landmark business district in Seattle, and it earns it — a walkable main street, an independent cinema, and a food corridor that's genuinely one of the most diverse in the country. We send clients here who prioritize community character and transit value over school ratings, especially those commuting downtown or to the airport on light rail. The schools are the honest weak point — most rate mid-tier, and school-priority families usually look north instead. Housing is a mix of restored craftsman homes, newer townhomes, and small condo buildings.
