Start here if you're a single or couple under 40 and walkability is non-negotiable.

Capitol Hill is what Seattle has instead of a true urban core. It's dense, opinionated, and the only neighborhood where you can sell the car on day one. Light rail puts downtown and the airport within easy reach, schools are mid-tier (an issue for families, less for everyone else), and the housing stock is a mix of 1920s walk-ups and 2015–2024 mid-rises. Most of our tech-transferee clients without kids start here and often stay — those with elementary-age kids tend to migrate north toward Wallingford or east toward Madison Park within two years.

Our advice

Before you sign a lease

  • Many older Pike-Pine buildings have minimal sound insulation; ask which side faces a bar
  • Newer mid-rises charge $200–$400 in 'amenity' or 'admin' fees on signing — read the addenda
  • Parking is often a separate lease ($175–$300/mo) and not guaranteed
  • Several blocks east of 15th have ongoing tent-encampment concerns — walk the block at 9 PM before signing
