Beacon Hill is the quiet value answer for clients who want to be central and car-light without paying Capitol Hill prices. One light rail stop from downtown and a quick ride to the airport, it's a genuinely diverse neighborhood with a deep Filipino, Vietnamese, and Latino food culture along Beacon Avenue. The schools are the honest limitation — most rate mid-tier — so we steer school-priority families elsewhere and send couples, singles, and frequent flyers here instead. Housing is mostly mid-century detached homes and bungalows, with newer transit-oriented mid-rises near the station. We've placed a growing number of healthcare workers tied to the nearby hospitals and the VA, who value the central location and the price.
