Pacific Relocation's take

The settled, school-strong middle of Richmond's west side.

Thompson is where we place families who want established west-side family streets, strong catchment schools, and the dyke within reach, without Steveston's premium or Terra Nova's thin inventory. It suits families and professionals with kids who prize quiet, space, and good schools — John T. Errington and James Thompson are solid catchment elementaries and Hugh Boyd and McMath round out the secondaries — over walk-to-rail convenience. The stock is a steady mix of single-family homes, townhomes, and ground-level suites, with everyday errands handled at the No. 1 Road and Blundell shops or Seafair mall, and rents sit in the middle of Richmond's range and have stayed essentially flat. Be candid about the trade-offs: this is a car-first neighbourhood with no SkyTrain and modest bus service, so test your commute to City Centre, downtown, or YVR before assuming it works. Like all of west Richmond, it sits on low delta land behind dikes, so flood-plain and ground-floor considerations apply. We tell value-and-school-minded families who don't need a high street at their door that Thompson is the dependable middle-ground pick. Good family rentals turn over slowly here, so start the search early.

Our advice

Before you sign a lease

  • Thompson sits on low-lying west-Richmond delta land behind dikes — ask about flood history and overland-water insurance, especially for ground-floor units
  • There's no SkyTrain and bus service is modest — budget for a car and test your real commute to City Centre, downtown, or YVR at rush hour
  • Many rentals are owner-held houses and suites — confirm the suite is legal and separately metered, and that yard and shared-utility duties are spelled out in writing
