Terra Nova is where we place families who want newer homes, real quiet, and the dyke as a backyard — a planned west-side enclave wrapped around Terra Nova Rural Park, the adventure playground, and the north end of the West Dyke Trail. It suits young families, professionals with kids, and anyone who prizes outdoor access and calm cul-de-sacs over walk-to-rail convenience; the west-side catchments, including Spul'u'kwuks at the district top, are a genuine draw. The stock skews to newer detached homes and ground-oriented townhomes, which makes this one of our easier large-dog and growing-family placements in Richmond, and asking rents sit near the top of the city's range and have held firm. Be candid about two trade-offs: this is a car-first neighbourhood with no SkyTrain and thin transit, and day-to-day shopping means a drive to City Centre or Seafair rather than a walkable high street. The other honest note is that, like all of west Richmond, it sits on low delta land behind dikes. We tell clients chasing schools, newer space, and quiet over urban convenience that Terra Nova is the one. Family rental inventory is thin and turns slowly, so start the search early.

Our advice
Before you sign a lease
- Terra Nova sits on low-lying west-Richmond delta land behind dikes — ask about flood history and overland-water insurance, especially for ground-oriented homes
- There's no SkyTrain and limited bus service — budget for a car and test your real commute to City Centre, downtown, or YVR before committing
- Many rentals are owner-held houses and townhomes — confirm the suite or home is properly maintained, that yard and utility duties are spelled out, and whether parking is included
