Steveston is our default answer for clients who want Richmond's most characterful, walkable address — a working fishing harbour, the West Dyke at the door, and a genuine village high street of cafés and shops you can do on foot. It suits families, downsizing couples, and anyone who prizes a slow waterfront pace over Canada Line convenience; the catchment elementaries and Steveston-London and McMath secondaries all rate solidly above the district average. The stock is a mix of newer Bayview and Imperial Landing low-rise condos, older walk-ups, and house suites, and asking rents here sit at the top of Richmond's range and have held firm while the wider market stayed flat. Be candid about the trade-off: there is no SkyTrain in Steveston, so it's a bus-and-car neighbourhood and the commute downtown is real — test it before assuming it works. The other honest note is that this is a low-lying delta village behind dikes, so flood-plain and ground-floor considerations matter. We tell clients chasing charm, schools, and the dyke over walk-to-rail convenience that nothing else in Richmond comes close. Inventory in the good village buildings is thin and turns slowly, so start early.

Our advice
Before you sign a lease
- Steveston sits on the low-lying Fraser delta behind dikes — ask about flood history, ground-floor risk, and overland-water insurance before signing
- There's no SkyTrain in the village — budget for a car and test your real bus-or-drive commute to the Canada Line and downtown at rush hour
- Older village walk-ups and house suites can have dated heating and limited parking — confirm a stall is included and inspect for damp in person
