Hamilton is our pick for clients who want newer space and a quiet, ground-oriented home for the lowest entry point in Richmond — an east-end pocket tucked between the two arms of the Fraser, separated from the rest of the city by farmland. It suits young families, first-time renters, and commuters into New Westminster, Burnaby, and Surrey, who get easy Highway 91 and Queensborough Bridge access and a short hop to the 22nd Street SkyTrain. The housing skews to single-family homes and a growing supply of newer townhomes and low-rise condos, which makes this one of our easiest large-dog and growing-family placements anywhere in Richmond, and rents run a clear step below Steveston or Terra Nova. Be candid about the trade-offs: Hamilton is geographically cut off from the rest of Richmond, so day-to-day errands and the City Centre Canada Line mean a real drive, and it is a car-first neighbourhood with limited transit. School-first families should note the catchment secondary rates mid-pack and the strongest Richmond schools are a long way west. - Hamilton sits low between two arms of the Fraser — ask about flood history, dike-managed drainage, and overland-water insurance before signing a ground-floor or townhome lease
- The neighbourhood is cut off from the rest of Richmond by farmland — test your real commute over the Queensborough Bridge and to the Canada Line before assuming it works
- Transit is limited and the area is car-first — confirm parking is included with the unit and budget for a vehicle
