City Centre, also called Brighouse, is where we place clients who want a genuine no-car lifestyle and the deepest Asia-Pacific food scene in Metro Vancouver — the Canada Line at Brighouse, Lansdowne, and Aberdeen, plus the Golden Village malls, all within a few flat blocks. It suits transit-first professionals, students, YVR and airport-corridor workers, and anyone who wants 25 minutes to downtown Vancouver and 8 minutes to the airport without owning a car. The stock is overwhelmingly newer concrete towers along No. 3 Road, the freshest purpose-built rental in the city, and a flat market over the past year has handed renters real leverage on asking rents and free-month incentives. Families are a more mixed fit: the catchment elementaries rate mid-pack, though Richmond Secondary and McRoberts are strong draws, so school-first clients often pair a City Centre budget with a Terra Nova or Thompson catchment instead. The honest trade-off is honest urban density and the constant background of aircraft and a busy retail core — this is high-street tower living, not a quiet street. Time a move for late summer when the tower lease-ups compete hardest on incentives.

Our advice
Before you sign a lease
- Many tower lease-ups quote net effective rent after a free month — confirm the gross face rent and your renewal number in writing before signing
- Parking is increasingly unbundled in new towers ($75–150/mo) and EV-stall access varies — don't assume a stall is included
- City Centre sits under YVR flight paths and on low delta soil — confirm aircraft-noise exposure for your orientation and ask about the building's seismic and flood profile
