Talbot Hill is the residential bench wrapped around Valley Medical Center, and it is our default for nurses, physicians, and hospital staff who want to live within minutes of a shift. The housing is a calm mix of 1960s–80s single-family homes on the hillside grid and garden-style apartment complexes clustered near the hospital and Talbot Road. It is quieter and more settled than downtown, with Talbot Hill Elementary (6/10) walkable for many blocks, which makes it a sensible middle-ground family pick within Renton. You do trade walkable nightlife and frequent transit for that calm — most errands are a short drive down the hill — so plan for a car. Rents have been gently rising but remain well below the Eastside, and the hospital keeps demand and inventory steady through the year. We point medical clients to the streets immediately west and south of the campus for the shortest, lowest-stress commute.

Our advice

Before you sign a lease

  • Hospital-adjacent blocks see ambulance and helicopter traffic at all hours — confirm how close your unit sits to the ER approach
  • Some hillside complexes are 1970s–80s with electric baseboard heat; budget for higher winter power bills than newer stock
  • Steep driveways and limited sidewalks on the upper bench can be awkward in ice — tour the actual walk to the bus and school
