South Renton is the value play in our Renton book: downtown-adjacent, genuinely walkable, and the easiest transit access in the city, with rents that have actually softened over the past year. The Renton Transit Center puts frequent express buses to Seattle and Bellevue at your door, and the Tukwila Sounder station is a short hop for the rail commute. Housing is a mix of older fourplexes and a growing layer of mid-rise apartments near the core, so this is where we place single professionals, couples, and anyone prioritizing commute and price over a yard. Be candid about schools — the assigned pattern rates mid — and about the Rainier corridor, which is lively and diverse but busy and not uniformly polished block to block. We steer clients toward the quieter streets between the river and South Third and away from the Rainier/Grady arterials for noise. With prices flat-to-down, there is no need to rush; tour widely and negotiate.

Our advice

Before you sign a lease

  • Rainier Avenue and Grady Way are loud, high-traffic arterials — front-facing units trade walkability for road noise
  • Some older fourplexes off the core have deferred maintenance; document the unit's condition in writing at move-in
  • Confirm whether a parking stall is included — newer mid-rises near the transit center sometimes unbundle it
