Kennydale is Renton's quiet, view-oriented bench rising off the southeast shore of Lake Washington, and it is where we place clients who want space, calm, and a glimpse of the lake without Bellevue or Mercer Island numbers. Rentals here are predominantly single-family homes — many with yards and a Cascade or lake view — so this is our easy answer for relocations with a big dog or school-age kids who need a backyard. It runs about 25% above the Renton city average, which is the lake premium, but still a deep discount to comparable Eastside waterfront. The trade-off is walkability: this is a drive-everywhere neighborhood split by I-405, so plan on a car per adult and tour with an ear toward freeway hum on the lower streets. Schools rate mid, though families occasionally chase a Newport (Bellevue district) edge from the north end. Inventory is thin and moves quickly when a good view house lists, so we pre-qualify before the search starts.

Before you sign a lease
- I-405 runs straight through Kennydale — lower-bench streets carry steady freeway noise that view photos hide; visit at rush hour
- Many rentals are individually owned houses; pin down who handles yard, gutters, and the long view-lot driveways in winter
- 'Lake view' is used loosely here — confirm the actual sightline in person rather than from the listing angle
