Idylwood is the placement that surprises people: wooded single-family lots sloping down to Lake Sammamish, with Redmond's only free public swim beach at the bottom of the hill, all about ten minutes from the Microsoft campus. We send senior engineers with kids and a big dog here — yards are real, the streets are genuinely quiet, and Audubon Elementary (8/10) is a short walk. Rentals are scarce and almost entirely individually owned houses, with a few lakeside condos, so when a good house lists it moves fast; we pre-qualify clients and watch the market before the search begins. There is no commercial core to speak of — plan on one car per adult and a drive to groceries — but Idylwood Beach in summer is the social center, and Marymoor and Lake Sammamish State Park bracket the neighborhood with outdoor options. If your priority is walkable nightlife, take downtown; if it is a wooded lot and a lake at the end of the street, nothing else in Redmond matches it.

  • Most rentals are individually owned houses — confirm who maintains the wooded lot, drainage, and any private waterfront access in writing
  • Tree-canopy lots sit in steep-slope and sensitive-area overlays; ask whether the property has drainage or erosion history before a winter move-in
  • Lakeside condo associations can cap or prohibit pets and rentals — verify the HOA rules before paying a deposit on a waterfront unit
